Our optional Host & Stay letting programme lets you offer your lodge to guests while you are away, in a market where the average UK holiday let generated £25,600 in gross income in 2025. That figure is a market-wide average rather than a projection for your lodge, and there is no obligation to let at all if you would rather keep it entirely for yourself.
Do I need to spend more furnishing it before I can use it?

The Furnished Holiday Lettings tax regime was abolished from 6 April 2025 for income tax and capital gains tax. In Scotland, second homes can face a council tax premium of up to 100% plus an 8% LBTT Additional Dwelling Supplement, and all short-term lets in Scotland have required a mandatory licence since this was fully implemented from 1 October 2023.

What sort of income can holiday accommodation generate?
Returns vary considerably by property, location, specification and how actively the lodge is managed and made available. For context, the average UK holiday let generated £25,600 in gross income in 2025. That is a market-wide figure published by an industry source, not a projection or a guarantee for any individual lodge at Brunston, and gross income is not profit once costs, fees and tax are accounted for.
What if my lodge earns less than I hoped, or nothing at all?
