The pressure has increased. Spain officially ended its Golden Visa programme, closing the property-investment residency route, from 3 April 2025. Days later, on 6 April 2025, the UK's non-dom tax regime was abolished and replaced with a residence-based system that affects clients with overseas wealth and property. How is my deposit or reservation payment protected?

Any reservation or staged payment is made to the parties named in the prospectus under the contract terms set out there, not to Europe Properties. Deposit protection arrangements, escrow or client-account handling and bank guarantees differ by country and by development, so the prospectus sets out the actual terms for this scheme and we strongly recommend your own independent solicitor confirms them in writing before you transfer any money.

What about currency and exchange-rate risk?

If the purchase price and the staged payments are denominated in a currency other than sterling, the amount you pay in pounds can rise or fall between reservation and completion, and the same applies to any rental income you receive. Many buyers use a regulated currency specialist or a forward contract to fix a rate for scheduled payments. We do not provide currency advice and are not authorised to do so, so please take independent advice on this.

How does the legal process work for a UK buyer purchasing abroad?

In broad terms you appoint an independent lawyer in the country of purchase, obtain a local tax or identification number where required, carry out title and planning checks, sign a reservation and then a purchase contract, and complete before a notary or the local equivalent. The exact steps, documents and timescales vary country by country. We introduce you to local professionals, but we always recommend you instruct a lawyer who acts for you alone and is independent of the developer and of us.

Can I sell later, and how easy is resale?

Overseas property is an illiquid asset. A sale can take months, may involve local agency fees, capital gains tax and notary costs, and the price achieved depends on the local market at that time rather than the price you paid. If you may need access to the money within a short timeframe, overseas property is unlikely to be the right home for it. Resale conditions attached to the development, including any restrictions during a rental programme term, are set out in the prospectus.

What are the tax implications now the UK non-dom regime has gone?

The UK's non-dom tax regime was abolished on 6 April 2025 and replaced with a residence-based system, which affects how overseas income, gains and assets are treated for people with wealth or property abroad. You may also face local purchase taxes, annual property taxes and tax on rental income in the country of purchase, with double-taxation treaties sometimes providing relief. We are not tax advisers and nothing on this page is tax advice, so please speak to a qualified adviser about your own position before committing.

What if the rental programme underperforms?

Rental income is not guaranteed. Occupancy, seasonality, management costs and local demand all affect what you actually receive, and any figures quoted by a developer are projections rather than promises. The prospectus sets out the rental programme terms and the conditions attached to each option in full, including what happens at the end of a term. Read them closely, have your solicitor review them, and treat any projected yield as a scenario, not an entitlement.

Do I have to travel to view before I decide anything?

No. You can request the prospectus, review the payment plan and rental terms at home and ask questions without travelling. Most buyers do eventually visit the development before completion, and we would encourage it, but nothing in the enquiry stage requires a viewing trip or any commitment from you.
