The story so far

Another Summer, Another Set of Keys You Hand Back

Every summer you book the same rental, pay someone else's mortgage on their holiday home, and hand back the keys when the week is up. The sea air, the morning walk, the particular corner of the deck where the light lands at six o'clock, all of it borrowed, all of it gone by Saturday morning.

And when families do decide to buy, the sector itself gives them pause. UK holiday parks have faced heavy scrutiny recently, with headlines about hidden pitch fee rises and short, restrictive lease terms leaving buyers feeling misled. Renting forever means you never build anything of your own. Choosing the wrong operator can mean surprise costs years down the line.

So the question stops being "could we own one?" and becomes something sharper: who can we actually trust to be straight with us about what it costs?

£4.1bn The UK Holiday Accommodation market was valued at £4.1bn in 2025, yet many buyers still get caught out by hidden fees and short lease terms elsewhere in the sector.

A different approach

Ownership With the Numbers Out in the Open

That last point matters more than it first appears. A long tenure changes how a family uses a place. You stop treating it as a holiday and start treating it as somewhere you belong: the autumn weekends, the winter walks with the heating on and the kettle going, the spring mornings nobody else has claimed yet. It becomes the fixed point in the year rather than the exception to it.

It also changes the conversation about cost. Because the financing carries no commission and the home is outside stamp duty and council tax, the numbers you agree at the outset are the numbers you can plan around.

What a holiday home licence actually is

A holiday home licence is not a freehold or leasehold purchase and does not give you ownership of the land. It grants you the right to site and use your holiday home on a specific pitch for an agreed tenure — at Lovat Parks, typically between 20 and 50 years, depending on the park. The tenure length, the pitch fees and every other applicable charge are confirmed to you in writing before you commit to anything.

The evidence

Why Buyers Choose Lovat Parks

No projections, no promises we can't put in writing. These are the facts you can check for yourself, sourced and referenced at the foot of this page.

Certification

A certified B Corp, five years running

Lovat Parks was the first holiday park operator in the UK to achieve B Corp certification, and has held it for five years running. Certification means the business is independently assessed on how it treats its customers, its team, its communities and the environment — and re-assessed to keep it.

Costs

No commission on financing

Lovat Parks does not charge commission fees on holiday home financing. The quoted figures are the figures you pay.

Tax treatment

No stamp duty, no council tax

Holiday homes at Lovat Parks are not subject to stamp duty or council tax, unlike a second residential property. For illustration only: a £250,000 second home would attract stamp duty running into five figures at purchase, plus an annual council tax bill — the average Band D charge in England was around £2,280 in 2025/26. Your own position depends on your circumstances; take independent advice.

Your Path to Ownership

Nothing about this process is designed to hurry you. There is no pressure to decide on the day, and every figure is put in writing before you commit to anything.

1. Tell us about you. Share your details and location so we can match you with the right park and holiday home options, whether that is close to your area or somewhere you've always wanted to wake up.

2. Talk it through. A park representative calls you back at a time that suits, answers your questions on tenure, pitch fees and financing, and puts every figure in writing. No pressure, no scripted pitch.

3. Get your guide. Receive a personalised ownership guide with financing figures that carry no commission fee, set against your own circumstances.

4. Visit and decide. Tour a park at your own pace, ask the awkward questions, and take your time. Try before you buy, then decide when you're ready.

Straight answers

The Concerns Buyers Raise First

“I've read about hidden costs across the holiday park sector.”

That is exactly why there is no commission charged on holiday home financing, and why your holiday home is not subject to stamp duty or council tax. Other charges such as pitch or site fees may apply, and they are set out clearly in writing before you commit rather than emerging later.

“What happens when my licence term ends?”

Your licence runs for the full agreed tenure — typically between 20 and 50 years, depending on the park — and that end date is stated in writing before you buy, not buried in small print. As the term draws to a close, the usual options are to renew or extend where the park offers it, to sell or part-exchange your holiday home, or simply to remove it from the pitch. Ask your representative to set out the specific end-of-term terms for your chosen park in writing before you commit.

“Will I only get to use it in peak weeks, like a rental?”

As an owner, your holiday home is yours to enjoy across the season rather than for a single fortnight. Some parks also offer the option of private letting through third-party agencies for the periods you are not using it yourself, subject to that park's terms.

“How do I know this is an established operator?”

Lovat Parks Limited is an active company, incorporated on 22 May 2017 and registered with under number 10782220. It is also a certified B Corp, and genuine customer feedback is collected through an independent third-party review platform.

Frequently Asked Questions

Does Lovat Parks charge commission on holiday home financing?

No. Lovat Parks does not charge commission fees on holiday home financing, so the figures you are quoted are the figures you pay. Financing is always subject to your own circumstances and the lender's terms, and we recommend taking independent advice before committing.

Do I have to pay stamp duty or council tax on a holiday home?

No. Holiday homes at Lovat Parks are not subject to stamp duty or council tax, which sets ownership apart from buying a second residential property. Other charges such as pitch or site fees may apply and will be set out clearly before you commit.

How long can I hold a licence for my holiday home?

Licence tenures at Lovat Parks typically run from 20 to 50 years, with the exact length depending on the park and the pitch you choose. The tenure is confirmed in writing before you commit, alongside the pitch fees and any other applicable charges, so you know exactly how long you have and what it costs from the outset.

What is my exit route if I decide to sell?

A holiday home licence is not a freehold or leasehold property purchase and does not confer land ownership; it grants the right to site and use a holiday home for the agreed tenure. Resale and part-exchange routes differ between parks, so ask your Lovat Parks representative to set out the process, any conditions, and any associated charges in writing before you commit.

What ongoing costs should I budget for?

There is no commission on financing and no stamp duty or council tax on your holiday home. Ongoing charges such as pitch or site fees, utilities, insurance, and maintenance may apply and vary by park. Every applicable cost, including any VAT, is confirmed in writing before purchase so you can plan around real figures rather than estimates.

Can I let my holiday home out when I am not using it?

Private letting via third-party agencies is available at some parks only and is subject to that park's terms. Lovat Parks does not publish income projections, and any letting income depends on demand, season, and the agency's terms, so it cannot be guaranteed. Tax on any letting income is your own responsibility and we recommend independent tax advice.

Will my holiday home hold its value?

A holiday home is primarily a lifestyle purchase rather than a financial product, and its value can fall as well as rise. Holiday homes can depreciate over time in the same way other manufactured goods do, so capital is at risk. We recommend taking independent financial and legal advice before any purchase and treating the enjoyment of the home, not a return, as the reason to buy.

Who owns Lovat Parks?

TPG Angelo Gordon and Terra Firma Capital Partners acquired Lovat Parks Limited in 2025, with founder Raoul Fraser retaining a minority stake and remaining involved in the business.

Is Lovat Parks a genuine, established company?

Yes. Lovat Parks Limited is an active company, incorporated on 22 May 2017, and is registered with under company number 10782220. Its registered office is at the Imex Centre, 575 - 599 Maxted Road, Hemel Hempstead, Hertfordshire, HP2 7DX, England.

Is Lovat Parks recognised for anything beyond holiday homes?

Yes. Lovat Parks is a certified B Corp and has held that certification for five years running, having been the first holiday park operator in the UK to achieve it. B Corp certification is awarded by an independent assessor and covers how a business treats its customers, its team, its communities and the environment.

Can I read genuine customer feedback before I visit?
